Digital Infrastructure buildout, 2025–2029 (Morgan Stanley est.)

6

gates every site clears before it advances

6

service lines, from greenfield to asset management

30+

years of leadership in energy, infrastructure and technology

How it works

A simple model. Power decides value.

  1. 01

    Introduce

Share the parcel, project or capital need — and what you know locally.

  2. 02

    Screen

Six gates: land, power, interconnect, entitlements, fiber and operator.

  3. 03

    Structure

Align landowners, capital and end users; design the capital stack.

  4. 04

    Advance & own

Entitle, interconnect, finance and build — through commercial operation.

What you get

The unfair advantage: one team for land, power, build and capital.

Land without confirmed power is inventory. Land with confirmed power is an asset — and it prices like one.

Power-first screening

Every site is judged on confirmed megawatts, not raw acreage.

Full-lifecycle development team

Diligence, permitting, engineering and construction management under one roof.

Fixed-price work products

Scope and price confirmed before work begins. Pick one deliverable or the whole lifecycle.

Institutional capital structuring

Private credit, project finance, tax equity and joint-venture equity — designed alongside development.

Landowner and community relationships

Deals still close on local trust. We work with the people who hold it.

Impact-ready community projects

Small-scale storage built for family offices with a community or impact mandate.

Bilingual, cross-border reach

The U.S., Puerto Rico, Mexico, the Caribbean, Latin America, Spain and Portugal.

One accountable partner

No vendor handoffs. One team owns the outcome from first screen to close.

Services

From greenfield to asset management.

Origination

Origination & site selection

Market selection, site sourcing, the six-gate screen, landowner advisory, site control, title and appraisal coordination.

Power

Power & interconnection

Utility engagement, written capacity confirmation, interconnection applications and studies, PPA and offtake structuring, substation strategy.

Development

Development-as-a-Service

Due diligence, zoning and permitting, environmental, surveys and geotechnical, FAA and stormwater, regulatory and local tax analysis.

Featured · Impact

Community projects. Not every position is 300 MW.

Small-scale battery storage at grocery stores, hospitals, schools and local industry — well suited to family offices making small-cap deployments with a community investment or impact mandate.

Discuss a community project
  • Grocery stores

    Protect refrigeration; cut peak-demand charges.

  • Hospitals

    Instant backup for critical loads.

  • Schools

Lower costs and a neighborhood resilience hub.

  • Local industry

    Power quality and production uptime.

Engineering

Engineering

Design sets through issued-for-construction; electrical, civil, structural and substation design; power system studies; stamped drawings.

Build

Construction management

EPC specification and contracting, procurement, open-book pricing, schedules and budgets, QA/QC and safety — through commercial operation.

Capital

Capital & transactions

Financial models and budgets, capital stack design, debt and tax-equity processes, data room, financial close and M&A support.

FAQ

Questions, answered.

What does a site screen cover?

The six gates: site control, confirmed power, interconnection, entitlements, fiber and a credible operator. You get the findings and what it would take to advance.

How big does a site need to be?

It depends on the use. Community storage fits on a single commercial property; data center campuses need far more. Power matters more than acreage.

Do you replace our development team?

No. We work as an extension of your team — adding capacity where you need it, from one deliverable to the full lifecycle.

How is pricing set?

Development work products are fixed-price and scoped before work begins. Dedicated teams run on a monthly-hours plan.

Do you work outside the United States?

Yes — Puerto Rico, Mexico, the Dominican Republic and the Caribbean, Central and South America, Spain and Portugal.

Can family offices participate in community projects?

Community projects are designed with family offices in mind. Any investment opportunity is offered only through definitive documentation and registered broker-dealers.

What happens if a site doesn't pass?

You'll know which gates it missed and whether they can be solved — for example, with storage, a substation upgrade or a different use.

If you control land, power or capital, let's talk.
